Kerley River Road Acquires Multiple Keizer Properties



An experienced leader in the Salem, Oregon real estate market, Paul Kerley has owned and served as president of Commercial Property Resources, Inc., since 1983. During this time Paul Kerley has established a real estate portfolio consisting of 1,800 residential units in and around Salem, Oregon.

In 2020, Mr. Kerley made a pair of residential property acquisitions in Keizer. Operating through the Kerley River Road, LLC, single entity and represented by principal broker Gabe Johansen of SMI Commercial Real Estate, LLC, Kerley River Road acquired both River Road Apartments, located at 4133-4143 River Road North, and River Crest Apartments, at 127-177 Sunset Avenue North. The acquisitions yield a combined 17 new residential units for the buyer in the Keizer area, including a mix of one bedroom, one bath units and two bedroom, one bath properties. The River Road location also features a 1,700-square-foot office building.

Tyce Nelson of Nelson Commercial Real Estate, LLC, represented the seller in both transactions, which were completed for $1.05 million in cash.

A former real estate attorney, Paul Kerley leverages his experience in commercial real estate in managing his extensive asset portfolio. Recently, he purchased the Kenneth A. Holmes Office Building.

Located in the business district of Central Salem, the Kenneth A. Holmes Office Building is a 45,000-square-feet, multi-tenant, Class B property. This building was constructed in 1964 and initially served as office space for Key Title Company before becoming the property of Kerley Properties, LLC, changing ownership for the first time in over 30 years. While occupying the property, Key Title Company was the largest family-owned title company in Oregon.

The Kenneth A. Holmes office building features 22,000 square feet of office space and 182 available parking spaces. The property sold for $3 million, and SMI Commercial Real Estate, LLC, and principal broker, Gabe Johansen, represented Kerley Properties, LLC, during the transaction. Acquisition of Marion Apartments and Fir Villa Court in Salem, Oregon

Based in Salem, Oregon, Paul Kerley has more than 40 years of experience leading Commercial Property Resources, Inc., where he manages a portfolio of 1,500 residential units across Oregon. Through his LLC, Guyker Properties, Paul Kerley recently acquired Marion Apartments and Fir Villa Court.

According to a pre-purchase appraisal, Marion Apartments is a two-story garden apartment building with a basement. With units that average 452 square feet, the building covers 7,502 square feet. Enhancements, which have been subject to periodic updates over the years, were introduced in the 1920s.

A multifamily garden apartment property encompassing 16 units, Fir Villa Court has net rentable space of nearly 13,000 square feet on a 1.5-acre site. The units, which include a three-bedroom apartment among predominantly one- and two-bedroom apartments, average 801 square feet. Improvements were undertaken in the early 1960s.

Located at 610 Commercial St. NE and 4851-4881 Blossom Ct. NE, the complexes were remodeled in 2017.

Multi-Tenant Property in Salem, Oregon, Acquired by Paul Kerley


Based in Salem, Oregon, Paul Kerley is a longtime real estate entrepreneur who oversees an extensive portfolio of rental properties and seeks out value-added investment opportunities. In September 2019, Paul Kerley guided the purchase of an industrial property in Salem, Oregon, at 572 and 576 Patterson Street Northwest.

Undertaken through Kerley Commercial, LLC, a solely owned corporation, the acquisition was of a pair of buildings situated on just over four acres of land. Totaling 63,305 square feet, the property encompasses two buildings. Both have an Industrial General (IG) zoning classification, with one built in 1945 and one constructed in 2008. In 2017, part of the property underwent redevelopment as a multi-tenant, industrial flex space.

At the time of the transaction, this part of the property had a full slate of tenants, including Northstar Martial Arts, Little Lois Cafe, Capitol City Sports, Xicha Brewing, and Evening Land Winery. The buyer in the $6 million transaction was represented by SMI Commercial Real Estate, LLC, while the seller had Legacy Real Estate as its principal broker.

Paul Kerley Leads Acquisition of Apartments in Roseburg, Oregon


An established presence in the Salem, Oregon real estate sphere, Paul Kerley guides Commercial Property Resources, Inc., and owns approximately 1,500 residential units statewide. Through the firm One Ten Holdings, LLC, Paul Kerley and his Salem team recently completed the purchase of an apartment complex in Roseburg, Oregon.

Freemont & Winchester Apartments encompass 56 total units. Of these, 24 are one bedroom, one bath units, 26 have two bedrooms and one bath, and the rest are three bedroom, one bath units. The location is 610-635 NE Winchester Street and 1104-66 NE Freemont Avenue, within the city of Roseburg. With the purchase price totaling just over $3 million, the property had seller-provided financing that enabled an expedited transaction process.

Other acquisitions made in early 2020 through Kerley River Road, LLC, include River Crest Apartments and River Road Apartments. The former has 11 units and the latter six units. Both apartment complexes are located in the municipality of Keizer, with the purchase price for each just over $1 million cash.
